One contractor. Not a chain of subcontractors.

The people who survey your unit are the people who draw it, submit it, install it and come back to maintain it.

Xylem electrical installation work in progress

A fit-out package in Dubai usually passes through several hands — a designer, a subcontractor for each trade, a supplier for the panel, someone else for commissioning. Every handover between them is a place where a drawing is misread, a date slips or a cost appears.

Xylem keeps that chain short. Since 1999 we have run electrical, plumbing, HVAC and industrial equipment work with our own engineers, draughtsmen, fabricators and technicians, and we are honest about the few stages that sit outside our scope.

It shows up in small, practical ways: a panel change can be made in our own workshop instead of waiting in a supplier's queue, a site decision is taken by our foreman rather than negotiated between three companies, and the team that commissions the system is the team that answers the phone a year later.

Working in the UAE since

1999

Electrical, plumbing, HVAC and industrial equipment, from one office in Al Qusais.

Engineers and technicians

50+

Design, approvals, fabrication, installation and maintenance staff on our own payroll.

Electrical submissions

DEWA-approved

Registered to prepare and follow up DEWA applications ourselves.

01Stage by stage

What our own staff do, from first visit to maintenance.

Seven stages. Where a stage is not ours, we say so at the survey rather than at handover.

01

Survey and load assessment

Our engineer visits the unit, measures it, checks the existing supply and confirms what the space can actually carry — before anything is drawn or priced.

02

Design and drawings

MEP drawings, load calculations and single-line diagrams are produced by our own engineers and coordinated with your interior designer, landlord and mall management.

03

Authority submissions

Electrical submissions are prepared and followed up by our own team, as a DEWA-approved contractor. We tell you at the survey stage which approvals sit with us and which sit with your consultant or landlord.

04

Fabrication

LV panel modification and duct fabrication are carried out by Xylem — not bought in from a third party, so changes on site do not wait on someone else's workshop.

05

Installation

Cabling, containment, pipework, drainage, ducting, FCUs and equipment are installed by our own technicians, working to one programme under one supervisor.

06

Testing and commissioning

Circuits are tested, systems balanced and results documented, so handover is a set of records rather than a promise.

07

Maintenance after handover

The same team returns under an AMC covering restaurants, clinics, offices and individual units — the people who maintain the system are the people who built it.

02Where the work happens

Workshop, site, and the years after handover.

Fabrication and assembly work in the workshop

In our workshop

Panel modification and duct fabrication happen before anything reaches site, which keeps site time short and disruption to neighbouring tenants low.

HVAC installation work on site

On your site

One supervisor runs the whole package. Decisions that would normally need three companies to agree are made on the spot.

Technicians carrying out planned maintenance

After handover

Planned and reactive maintenance by the same staff, with the drawings and test records already in our hands.

FAQCommon questions

Questions we are asked before a survey.

Something not covered here? Call +971 50 905 2061 or request a site survey.

What does in-house actually mean here?

The people who survey your unit are the people who draw it, submit it, install it and return to maintain it. Design, approvals, fabrication, installation and commissioning are all done by Xylem staff.

Is anything subcontracted?

The trades stay with us. Where a stage is outside our scope — such as authority approval on plumbing and HVAC, or supply of your production equipment — we tell you at the survey rather than at handover.

Who supervises the work on site?

One Xylem supervisor runs the whole package, so decisions that would normally need three companies to agree are made on the spot.

Do you fabricate panels and ducting yourselves?

Yes. LV panel modification and duct fabrication are done in our own workshop before anything reaches site.

Tell us your requirements.

Our team will review them and provide a practical, tailored solution within your required timeline.

Tell us about the space.

An engineer visits, checks what the unit can carry, and you get a practical proposal. No drawings needed to start.
